She's on title with her partner and is looking to sell two of the units to the current tenants while at the same time removing the existing partner from title.She's leaning towards having each buyer individual finance their purchase but is open to the possibility of seller financing.

Sometimes you win, sometimes you lose.The guys in the picture above, are two sets of partners discussing how one guy borrowed money from both of them without any of them knowing he was borrowing from multiple people, then he ghosted them all.They comment on how much work it was to track him down and prevent him from closing on a transaction unless they got paid back.

Investing as a limited partner/ passive investor is a somewhat risky endeavor whether it in private placement or in the public markets.

If this is your first you might want to partner with someone who has experience with BRRRRs and has the capital to front for the project.   

Especially if you have partners.
