I think they, Rich Dad included, are great at getting you motivated but the actual nuts and bolts learning is learned by "doing".

It's funny how 9 un-taped wire nuts can tell you a lot about the quality of the work done in a large building.  

Once they have their vision and strategy articulated, they should sit down with an accountant and attorney who are well practiced in real-estate and plan the nuts and bolts of how to organise .... when should they incorporate (if at all); will they need/want a multi-layer corporate structure (sometimes it is advantages to incorporate large buildings in their own company); will a trust ever be needed, etc.  

I use the MLS more for comps than anything else, and have automated searches set up for low hanging fruit.

However, I am experiencing a shortage of inventory due to my inability to run a more fruitful marketing champaign.

It drives me nuts when I see posts about someone wanting to get into "wholesailing" or "wholeselling".

Great job on the tremendous and fruitful project.
