Also note that I'm not super familiar with your climate but I live in Des Moines IA. 

Because I, as an experienced investor, can easily negotiate a 10-15% off market value on ANY property simply by tossing an offer at every property on the MLS that's been sitting for 60+ days, combine that with cash and a quick close, and 4 out of 5 Sellers will jump on it.

I was born and raised there but have lived in Iowa for about 2 decades.

The Quad Cities, namely Davenport IA and the west side of Cleveland are great for affordability and cash flow.

A contact actually suggested Des Moines, Iowa when it was experiencing great job growth due to tech companies opening offices there.

I live in Des Moines, IA not a huge market compared to chicago, but its the biggest city in Iowa.  

Is anyone familiar with Iowa Street and the surrounding neighborhood in Lake Station, IN (Indiana) 46405?
