My other concern is that since our utility close is in common space I cannot lock it and with my trust level with this guy being zero I am afraid he might do something malicious and cause inconvenience to my 2nd floor tenant.

We all know bad people like some cops, politicians, news casters, attorneys, judges, film actor's, kinda makes me sick to be honest.  

We squandered whatever there might have been of it in the last ten years.But the good news is, this is just going to chop the legs off the bad actors.

I quoted it as a coworker often stated.If you look on BraineyQuote.com, the actor Kevin Spacey has a similar quote.

There are individual bad actors out there.

Was the person convicted of a crime that could jeopardize your rental property or financial interest, such as check fraud, arson, malicious destruction of property, etc.?

Even if the other side filed suit which I really doubt will ever happen, showing that the party is malicious does help. 

We don't know if the plaintiff is making claims that include malicious intent, which, if she is awarded a judgment, may not be dischargeable in BK.  

He works hard no doubt and i dont think he was out to screw me over or anything malicious.
