@Ben Leybovich if you want to be more like me, as you say, then you have it all wrong.When I needed to blow off some steam, I took an aerobatic plane out and flew some loops, rolls, hammerhead stalls, inverted flight, snaprolls, an inverted flat spin, and a lomcevak (youtube it).

File the motion, file an ex parte motion if you have the funds to do so, appear in court, explain to the judge that you have a writ and are evicting and they filed the BK only to stall the eviction.

At that point, an extrovert will have a natural advantage in a lot of ways - warming up the sellers, restarting stalled discussions, re-focusing the conversation to more productive tracks, re-framing issues to highlight benefits, drawing out seller needs and a lot more.

you can lead a horse to the water trough but you can't make them drink.in my mind if this person can easily afford it.. then its his choice.if this person is like so many that get talked into putting it on their credit cards and going into massive debt to be talked into taking massive action.. then I think stronger words of caution are fair game.I have been and still do fund man students of the various guru's.. have been to virtually all the bus tours and stuff.. there is a fair amount of folks that get a lot out of it and go on to start their investing career.. but But  just like anything only a certain amount of folks will make it at this game simple as that.

Our 6-plex has a commercial sized one (circa 1980's) that they finally upgraded after it overflowed several times when the 4 motors would randomly smoke & stall.
