I've confirmed tonight that 3 homeless men are hanging out in this area as there are small trees and brush that give some cover from the weather.

I also sense you do not currently have a strong foundation in your business model or in the relationship for this to be successful.There are ways for you to assist them so they do not end up on the streets, homeless, without going out of your way to purchase a property for them to rent.

For example I own a home in 23434 and am told by a couple realtors that there is very low demand for such a home and that I could look at finishing the work and renting it out or donating it to a homeless organization.  

So at this point, I see no reason for a PM unless I want to take home less cash flow.

My previous experience is in Data analysis and predictive modeling.I am also very concerned with the homeless population and would like to work with some people to create a homeless community that can help homeless people get back into the working world and help give them an opportunity to build up from where they are.

I worked with a local charity for the homeless and that tenant ended up being one of the worst we have ever had.
