Look at your local granite cutters/finishers and you could easily get some Uba Tuba remnants for cheap (probably under a grand if you happen to find an installer on site if your lucky)Now take those costs and consider the potential to have to repair those appliances and if the numbers work , go for it.

In the end, I chose equally qualified tenants without pets but turning down a potential check for over 27 grand was VERY hard for me but the offer just seemed to good to be true  .

If there's a competitive offer situation, I would probably take a grand or two off the purchase price(1% maybe) for someone that's pre-approved with no inspection contingency versus someone with an 8 day period.
