I will negotiate my offer, build a relationship with the current agent to make the deal happen in my favour; but as mentioned previously, the seller is a trust who are looking at the best interest of the old person who is now in care.My good will it this... if my numbers add up and the profit can be made without lowering the price, I will offer the asking price.

Never forget the value of good will of your business in your community.What market cycle is the subject property in, a declining area or a busting market for rehabbed or new construction, how will the subject appreciate and what's the effect on the neighborhood?

I could probably wake up tomorrow and this would change :), so don't quote me on this, but i think the one thing i can mention in this area is this: When you're trying to do a loan mod, don't be blinded with the money coming in (i.e. don't get greedy), you might get a good deal on the front end, go celebrate for a couple of months, until you wake up and realize that this deal did not match the home owner's situation and he/she is in default again.I always try to make the homeowner put a price they are comfortable with and i try my best to knock-off 10-20% of that monthly PMT to show goodwill and show that i'm trying to keep their homes by allowing them to make their payments on time.

Sell it to her that you're doing her a favor by not charging March's rent and use that goodwill to show the unit and reduce your chance of vacancy.

The targeted area includes mostly undeveloped or under-developed land around our local small airport as well as some more retail/commercial/office areas in a nearby more densely developed commercial district that is a mix of run-down industrial-ish buildings (building materials, feed store, Goodwill), banks/groceries/fast food, services (dental, tax, etc), small older strip malls, a few empty/torn down lots, and some new and nicer retail and low rise office buildings, including a brand new grocery being built on a recently relocated Ford dealership site, etc.
