This was a paid event but was only a couple hundred dollars and he also gave you the home study course that had the marketing plans, evaluation sheets and contracts (Which are all MA and NH specific and reviewed by local attorneys) and there was a class room debrief and discussion for several hours as well (I also bet he provided lunch:) ).Anyway just pointing out these opportunities come up pretty regularly and are a fraction of the cost or just free.

If you were to hire a licensed, insured, and bonded company for every job you did or needed to do I Think you would go broke pretty quick.I know plenty of Carpenters, Plumbers who work for big outfits who also do amazing work on the side to supplement their income at a fraction of the big company costs.

I can see why actuals would be excluded as they aren't every year expenses, but some fraction of them should be... thus the 50% rule people use... generally sets something like 10% of rents for those big ticket items that won't happen every year but do happen.
