Again I’m not an attorney, this is just what makes the most sense for me.   

Assuming it does happen, despite all the obstacles that I mentioned earlier, could you please clarify a few details for me?

I definitely am leaning toward the first application being the one for me, and I appreciate the advice to make sure it is a good tenant in addition to just being a flesh and bones human who (might) pay me the rent on time.One of the advices I read above was to be a bit less discerning perhaps and get someone in the door for 6 months at a reduced rate, and then find my golden tenant in the summer.

I suppose my question on this is: Is her simple statement (which came in a text, btw) to me of "I'm moving out," enough for me to take this kind of action?

I haven't used REI Nation, but I have done due diligence with two turnkey companies that I am on the waiting list for properties that work for me.

I'm looking at it on my rental software and there is also a fee for it which is the main deterrent for me currently.

It is just a matter of whether they broke it or not.It goes the same with all issues such as guest complaining about not being able to check in before check in time, or not able to find the item when we clearly stated where they are and sent them photo proof… I call this stacking the bullets before the battle and I tell my team you guys are sending me without weapon to fight if you don’t do this for me 😂 (I handle all the claims as I do this for my job)You are in an expensive market!

That's why the personal connection with the verbal deal and personal reputation on the line matters for me in classifying as a PML situation.That is a very clear explanation of the difference between HML and PML.
