We purchase properties on the fly, fast closings & do not need to have anything approved by a 3rd party.We generally do LTO or just sell after rehab to buyers we already have lined up.We adhere strictly to arms length/no hint of a prohibited xaction rules.

The fly by night "cash handyman" doesnt help any either because the licensed guys pay more insurance because of them and towns require probably twice as many permits for just general things they never did before.

chances are the homes are in some sort of foreclosure, they are everywhere in fl I have tried to track down the banks or the assett managers or owners in most cases it is a waste of time and effort.

Students are not a protected class, but no insurance is available, how do students get car insurance, I doubt this flies for long, as many people that need to be retrained and that could go to school after they lease and then get a lease terminated over insurance?

Either way, in our experience it’s much easier for a borrower to call if they know your rates in advance, than if they think you’re making something up and trying to take advantage on the fly which, like Ann, I’d never advise.
