If you self manage short-term rentals it's well within reach. 

I lived there for a couple years and I met this guy who has bought and managed a ton of property there. 

I'm in Florida and self manage and can't find this type of form in the PRO member landlord forms package.

What makes you want to get into property management?

A scenario like that would likely result in getting your entire investment back upon refi and also a nice cash-flowing rental to manage.   

Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.

I am curious to learn how these operations are managed from abroad.From what I've seen, it's 100% possible to invest in real estate in the United States remotely.

From what I've heard, local banks are sometimes more flexible than the big guys.A buddy of mine managed to snag a HELOC on his rental property, which isn't always straightforward, but it opened doors for him.
