I want to paint the tile white and leave it alone but that doesn't help me with the fireplace flue that is still sticking out of the wall. 

Possible some fireplace mantles or partials since there are 4 to pick from.

(licensed plumber approved and repaired the bad stuff). fixed gas fireplace.  

The custom home has the high quality carpet, soft close Amish made amazing cabinets, 18' ceilings wiht an 18' fire place, etc...the contractor house has contractor grade carpet, the cheapest kind of cabinet you can find with no molding, etc...  

I was rehabbing one last February and we had to bring in heaters and light a fire in the fireplace to get the mud to dry.

Wayne,I should also note that the home is in a desirable area and is basically rehabbed minus the flooring, baseboards, an A/C unit, and finishing repairs of the 2 fireplace chimneys.

What's that around the fireplace?  

You also need to pay for nails, flashing, felt, drip edge, pooky, ridge caps, decking, vents fireplace flashing if any.
