The cost of the Condo Association coverage & the Two condo unit policies would probably total more than just a Dwelling Fire policy on a 2 family rental property. 

The fire incident report says that it was oil at the stove that started the fire and added "alcohol / drugs" as a human factor.

For rehab experience, you might consider volunteering with Habitat for Humanity, they might better accommodate your schedule.

But all these buyers are readily jumping on these things...Feel free to disagree with me but after watching this frenzy over residential and commercial dwellings over the last 3 years, I've become quite polarized in my views.

Only human intervention would figure this out.

Just a thought, but keep in mind the board is made up of humans and they all have wants and also have reasons they they don't want to be in a rental community.

You have to exclude the gain only if the rented space was separate dwelling unit ( duplex).

Then you can convert an existing structure or add a new Accessory dwelling unit on the property which can be rented for additional cash.All the choices have their pros and cons.

It is more an effort to humanize your offer.
