With small residential properties, I usually just use rent/cost ratios and comps with my estimated cap rate as a distant third.Cap rates are more of a method of valuation, i.e. building in a certain area/age/condition should have an 8 or 9 cap or whatever.

Really sorry I can't do that today :crying: Hidden Valley Roofing $7950(inc tax) will install new vents, flashings, includes patio, material and worker transport from at least 4 hours distant and maybe per diem (I did not know that until my neighbor's house was started) Told me the patio really needed done though it is only about 4 yrs old.

I see more travel and vacations, which I'm sure will result in me becoming a long-distance landlord.I offer property management to buyers of my wholesale deals, so in the future I'd like to think I'll be skilled in selecting a good PM for my distant rentals.
