That way ALL marketing efforts (except SEO) plain ans simply sucks.What you need to think about is "Omni-Presence".You need to be EVERYWHERE.Consider this.

All marketing works but the main question comes down to what kind of a business you want to run.A more proactive business - Cold calling, SMS, etc A more passive business - Direct Mail, SEO, Billboard, Radio etc. 

But the best ways are direct-to-seller marketing and SEO (although that's a bit of a winner takes all game and takes time to get your site to the top of the search engines). 

If you have some funds I'd invest in a website with some SEO capabilities.Other important things; have a good understanding of the closing process, find a good closing attorney or title company, highly recommend organizing an LLC as soon as you can, understand your contracts, get them reviewed and make sure you have the appropriate language in them.As far as software; Propstream all day.

I drive traffic to the site with PPC and SEO efforts.

Id recommend creating a landing page for your listings so you can build great SEO on that page and in turn generate bookings.

You will not get better leads than PPC/SEO Leads.
