I'm looking at developing Area, smaller municipalities with some R-4 Rural (Duplex or Rural Comm) that could be used as a land split to get the initial investment money back rather than trying to force appreciate the home itself and simply Rent at a slight cash flow ($50-100/mnth, $150 is the best I've found on MLS) There's obviously some serious risk here because the initial $500-$3000 for the application doesn't come back to you, and you could very well be denied depending on exactly what you buy then left with a cash-in property with low returns.

My main bank didn’t use good comps in my area or any on my street including the one a few houses down that sold in march, and ended up denying my HELOC due to value, and wouldn’t respond to my question on why they didn’t use houses that compare to my house closer than what they used.

We have a very strong No weed policy that clearly spells no possession or growing of weed in addition to smoking or any other method of consumption in or around the house.I run across the offending tenant who after first denying confesses to having weed in his possession.Note: I did not catch him smoking weed.

I believe that through section-8 the tenants still have to apply, and as the landlord you can choose to either accept or deny their application.
