In fact, there is an Assignment clause in the CA RPA (Residential Purchase Agreement) that requires you get consent from the seller in a separate written agreement to a specified assignee.

We added a Holding Over clause: "Should the Resident hold over on the Property after expiration of the term of this Agreement and with the consent of Management, the possession shall not be construed as a renewal for the same term, but shall be construed as a month to month tenancy in accordance with the terms hereof, as applicable, and Rental Rate shall be charged at a rate 50% higher than the Rental Rate as contained in Paragraph 3 hereinabove.

At first I filed the complained at the court because I wanted my rent but now I want her evicted on the grounds of: unpaid rent, replacing an appliance without the landlord's consent and pest infestation.
