I built a custom home last year in Northern NH for about $180/ft but that had a private well and septic with higher end finishes (quarts, custom cabinets, radiant heat, wood floors, ceramic tile, cathedral ceilings)

@Mitch BorgenYou could replace the kitchen cabinet doors with nicer ones.  

I was given an estimate of repairs for $35 to $40k for total rehab. it needs roof & everything else like hvac, bring plumbing & electrical up to code, kitchen cabinets, appliances, floors, paint, etc.

Mine's a 9-month active boy, too, he's discovered the fun of crawling all over, pulling himself up on things, playing with curtains and cabinets, crawling under things, etc..  

Repairs: 10k for cabinets, bathroom vanities and exterior/interior paint.

Arrange for professional cleaning of the HVAC system, ducts, carpets, walls, woodwork, cabinets, windows, blinds, appliances, etc.

Hello all,I am looking for a good custom cabinet shop/carpenter that can install custom/semi-custom cabinets (plywood,usa made) for a fair price in the Atlanta area. 

One day the house was empty and then a week later someone moved into the house, hung up clothes, put dishes in the cabinets, illegally rigged the electricity.  

They refaced my cabinets.

Some feedback:Your estimated life appears to be for a new property and you may want to adjust for the actual remaining life of the existing items.If you have not included the following items in repairs and maintenance, you may want to include them here: appliances, cabinets, counter tops, lighting, tubs/shower, windows, doors, gutters and porches/decks.Interior paint - 6 years seems long...$2500 seems high...not sure on sizeFlooring seems high - not sure on size...regional flooring companies in my market are very affordable and reliablePlumbing and electrical - I don't have plans to re-plumb or re-wire units every 20-30 years but do include estimated cap ex for fixtures.Off topic but consider LVT rather than laminate wood...it's very durable and can get wet.
