The Illinois General Assembly passed an intrastate crowdfunding bill earlier this week.

I'm starting to assemble a spreadsheet and I'm starting to toy with scenarios, like if I buy a rental every other year for 5 years, then one a year for 5 more years, what's my net worth?

That being said, any investor could certainly assemble a team here and get the deal done without buying this particular deal, which is essentially a "turnkey".  

RE isn't going to function as an assembly line producing a product at a certain output where the market is consistent.

I found the deal, did the research, closed it, and assembled the team.  

Get replacements for the damaged ones, and next time find a local cabinet supplier that gets them into their warehouse in "knock down" (in assembled in flat packaging) form, and where you get plywood sides and bottoms.
