The actual location is only blocks away from b class properties.Any suggestions would be greatly appreciated.  

There's a coin laundry literally at the end of the block, It's not like this is desperately needed, just another amenity I can add.

@Greg Martin  I would suggest you go in and empty all the refrigerators.. the stench will be worse everyday it sits. and block fridge doors open, so they can air out,, pull plugs so if power comes back on they won't.  

The zoning permits multi-family (beyond just a duplex), and the block is a decent size in a dramatically improving area. 

The landlord won't return her calls for months now (she major septic issues and had to pay out of pocket, amongst other things), has blocked her daughter on fb & she doesn't know what to do.

For example, the house we have in contract is in such a subdivision and the area commands higher values than lower areas just a couple blocks away and this is mostly due to insurance - buyers want to avoid the extra cost and area willing to pay more.  

Found out dealing with addresses seems to be the largest stumbling block on any matching program. 

Perhaps it has been the eyesore of the block?
