We definitely love the idea of using Cozy or similar app but didn't know if we should justify it with only 1 tenant to start.. but if it makes paying rent seamless for the tenant then it could be 100% worth it..

This creates a blend of housing and helps contain some of the costs.  

When I was hunting for a productivity product with specific features, high on the list was one that was seamless between desktop and mobile.

And while information about markets and trends can be found easily, the hard part for many people is finding reliable investment partners with expertise in different activities such as leasing or debt services to make it work seamlessly with their own experience in investing.

The seamless vinyl throughout is nice just make sure it’s water proof flooring.

There has been a lot of changes to the ADU laws that went into affect this year which makes the permit process seamless and much more affordable (around 2k on average).

If you are looking for a nuanced strategy like pure cashflow, pure appreciation, or short-term rental properties then there are better markets, but as a blended or balanced approach to RE investing you're living in an advantageous city.

And the leverage on the others gives you a better blended ROI overall
