Biggest mistake of my life was not keeping 50 or so more of the 500 or so I flipped, HUGE mistake.

Trusting someone is my biggest obstacle. - I need to feel more confident that I know what I'm looking for.I'm sure there are tons of people who have successfully invested from overseas - SO KEEP THE REPLIES COMING SO WE CAN ALL LEARN MORE FROM YOUR SUCCESSES (and mistakes - gotta learn from the mistakes too).My challenge is to really know what I'm looking for. -

Why would you want to double down on the biggest risk involved with real estate, liquidity risk?

I am more concerned about roof damage since that is usually the biggest ticket item. 

Plus, increased traffic and noise might be a downside depending on your location.

Seems like the biggest risk are potential future special assessments, which could be for immediate need vs future projects. 

The biggest point is how much more the lots sell for.Never having dealt with HOAs, I am neutral on the subject.

The down side would be having tenants in our backyard along with all of the other potential landlord headaches.

What is the downside of using a commercial lender to purchase, my own cash to rehab, and then refinancing?  

From outside, that would be my biggest concern with them.
