My other concern is that it is obvious that the breaker has blown regularly when it gets hot so that means they are overloading the breaker and causing a fire hazard and did not inform me of that either.This is a nice updated home for the area and should not be having these types of problems and the last 6 years of tenants in that unit didn't.

(that I predict was caused by personal high debt).The husband intimated to me that 'everyone' must be having problems because when they called various 'therapists' for an appointment most were booked out for 3 months!!!

Again, this would be to my advantage (while I live there), as my alternative is to pay $825 /month rent to another landlord so he can pay off his mortgage.I will be having the masonry contractor come out next week to estimate repairs, this is already on the schedule.But I do agree, there are better deals to be had, I am just in a time crunch and will end up paying the $825 rent to someone else for at least 1 year if I can't find a deal within the next 2-3 months.

Talk to the water department and learn how old the water and sewer system infrastructure is at the street and are they going to be having a special assessment to cover delayed repairs and improvements to a failing system in the near future??

If the tenant seems to be having trouble, I tell my PM to instruct them to zero out their withholding at work.
