In both cases, you can still include clauses that essentially say if the animal causes issues on or with the property or with other tenants, that it can result in termination of the lease. 

Otherwise, I would absolutely give a written notice of the termination of their residency.

With your lease, make sure you have an early termination clause, pest control, pet fees,  and the # and limitations, also I would recommend requiring renters insurance.     

I told them that they have  5 months to look for a new place, and give them an option to teminate the lease early anytime without early termination fee as soon as they find a new place.
