There are a few with land but I don't know enough about what to do if I were to attain these properties.  

If you are trying to build your portfolio and you have ample cash flow to service the debt then go for it.

Even if you don’t own an automobile you can still attain a very reasonable umbrella policy premium. .If you’re interested, I would be happy to take some time to explain how you can keep the coverage amount you currently have, but decrease the premium you pay.

In this case the paper trail would unravel quite quickly and both parties would be in jeopardy.However if the seller were willing to put the whole 4.5mm into a new property worth at least 5mm there should be ample equity to then take out an LOC or other debt instrument against the new property.

https://denverite.com/2022/10/...I think they are significantly worse than people realize, prices have been falling and are likely to fall farther, rents are flat and in some sub markets even going down, all of which is to say as someone with ample cash reserves and no bad debt I’m pretty excited for some opportunities that should come up in the next 6-12 months. 

I believe the other 3 units can rent for up to 2,400 each.Is this deal attainable with my current situation or am I in over my head. 

It is also getting more difficult to attain home ownership.

The "1%" rule here is attainable on nearly every investment property you look at.
