The builder says it is fixed (the builder patched the roof, replaced a tile, dried the walls using fan), but the leak detection test still identified elevated moisture levels in the walls and they couldn't pinpoint the source of the leak (There was no leaks in the pipes)So now someone else gets this solid opportunity, while you continue to search a more limited pool of opportunities than that someone else.

Essentially, doing your financial due diligence (running your numbers) with any analysis tool (BP Calculator, or an Investment Property Excel tool you can find on google) is a more responsible way to approach seeing if a property will show signs trending toward a good investment, or bad one, against your criteria.

My house trippled in value in 15 years and one of my condos doubled in the first 5 yet I still would have been better off investing in the S&P in a like for like scenario …You’re not a successful RE investor because in a market that you should have used leverage you did not and therefore achieved significantly less return than a more successful RE investor would have.

If the tenant decides to move you have the opportunity to re-rent to a more qualified individual at Market Rent.Generally we consider section 8 the bottom of the market.
