That would be a good thing to figure in... because if it's declining, and if the young folks are moveing to bigger towns cities, etc, sometimes it can be a gamble in the long term hold idea.

By using the data of what are the top staging and fixtures as reviewed by short term rental guests, we didn’t gamble, we chose the top rated mattresses (zinus, $399 a king), the top rated platform beds (Wayfair, $299 a king), the top LED daylight bulbs, TV, internet speed, everything.

@David Gamble There are lots of reasons owners are not paying the mortgage, some have equity so a wholesale, cash ‘as is’ offer would be standard.

I basically just took the gamble that it would appraise for the purchase price or higher and trusted my read of the wholesaler that they were being honest about it being cosmetic fixes.

You are begin paid to provide housing, if you can't provide the housing due to some uncontrolled issue you rebate the rent for those days (your lease should address this).

There are ways around it though; if you live in a house you buy for at least 2 years, (and this can be a multiplex, so you could rent out the other apartments) then any profit made from selling the house is not subject to capital gains tax.The hardest part to this particular process, and honestly the boat I'm in at the moment, is getting started due to lack of overhead cash.There are also the risks of the house going unsold or unrented, but that's why you don't gamble with all the money you have in the bank.
