@Andrew Postell and @Robin Simon thank you for your responses..I'm in a super small market so there weren't a whole lot of alternatives to re-invest the money in, but ultimately I think you were right in that it comes down to comparing against other marginal investments.

@Robin Simon it depends on affordability but it looks like 2-4 is more in our price range in SoCal but if rents cover loan cost does that mean I can purchase at a higher price point?

@Simon Obas, having tenants in a property can actually be the best way to brrrr if there is a lot of equity in the property if it doesn't need work.
