And the credit.... well it went off our personal credit( again the idea of spending another $3000 for this was so they would transfer our new found personal debt into business debt so our credit scores we worked so hard for would go back up.

And while she may save 15% long term capital gains tax, it will probably still cost 7% - 8% in selling expenses - real estate commission is the majority, but most people overlook pesky little things like transfer tax, holding cost after tenant has moved out, maybe some repairs etc.

And I get a notice from the bank if the money isn't in there on the 5th when it is time to transfer so I know immediately to ask what's going on but to be honest, I haven't ever got that notice because of the screening process my realtor does!
