That's the question that needs answered.

The masterminds often encourage students to finance the new-car like entrance fees on a credit card, on the promise of just a single deal covering all the entrance costs. 

Find a solid deal in your market after negotiating you get 3% COC, 1% debt paydown, and say the market appreciates 4% for the next 5 years with 100k down on a 400k asset that would be say 16k+ a year. 

After that all you need is the right team.  

Much more emotion into the deals.

At some point in the next few years you might consider a cash out refinance to pull some of the equity out, but obviously wait until rates are a little lower.

Both investments can offer tax benefits, but real estate typically has the edge.
