I could buy a fully occupied quad in my area that makes 2,000 month cashflow for under a 100k today . we have to take into account this is NEW construction.. not old construction that is selling for 25 to 30% of replacement value apples and oranges.some markets like texas you can still build pretty cheap  in the 60 to 70 bucks a foot range maybe for rental grade.we are hitting 100 to 110 in pdx and 120 to 130 a foot in for really nice in Charleston.so if this quad is about 4k sq ft with 4 kitchens  8 baths I can see just build cost being close to 400k for something new.. 

Walmart sells window units for 119$ is your tenant that poor they can’t just buy one or find one on Craigslist for 40 bucks?

Curious.Once a property goes to sale in a Trustee Sale in Washington State, that is "all she wrote" unless yo have big bucks and a compelling story to tell an attorney as to why he should sue for you.

Cards are cheap so spend $15 or $20 bucks.

A good one, with a list of your repair demands, can probably write a demand letter on your behalf for a couple of hundred bucks, which is cheaper than moving unexpectedly.

My time at BFE bases like Fort Huachuca, AZ showed that cities like Bisbee and Tombstone would recruit groups off the base....my group fell for Tombstone, and they got a buck or two for the two years the bulk of us were there.

I have researched several and this one seems to be the best bang for our buck for how many units we manage. 

The killer for me was the install part... since I'm not local it was about 2-3 bucks a a sqft.
