There’s not really a lot of value add opportunity or sales comps in this space for our area.I typically (BRRRR) purchase fixer uppers with cash, fix up, rent, then refinance on a DSCR and get all of my money back.

Hello, new here to this forum and have recently relocated back to Ventura County, CA.

She works a full time W-2 job and still helped me 4 weekends in a row.

Credit score is excellent and the property cash flows, so I'm hoping this will be a relatively easy process.

Also, not very easy to use typical methods of valuation like comparable sales - there is no public tax assessor's website that you can just freely grab this from.
