I wanted to share some key insights from Rentometer’s analysis of over 5 million rental searches in 2024.

I don't have a lot of confidence that those numbers are true (10 DOSC for him, a few dozen for his students), considering the source. 

I need to source the data myself, run the numbers, check the calculations, eventually build my own custom spreadsheet etc. 

There are lots of vetting processes and details that need to be addressed before handing over the keys. too late now.

An extremely detailed scope of work along with an extremely detailed contract, are the keys to a project that is going to finish on schedule and on budget, without surprises. 

RE Brokers in the area are a key team member as they should know the area, good rental areas, and they will be a good resource for rentals (possibly, if they deal in rentals).

The real key item here is the equity.

How are you sourcing deals - off or on market? 

The key to using leverage is to still have a lot of equity in the deal, have a lot of liquid cash to cover issues, and make sure the property has strong cash flow either way.
