After moving out, we re-stained the front porch posts with a darker stain (photo is pre-stain), replaced the front door, did touch-up painting on walls and trim, installed new keyed-alike locks on front/back door, and installed a vented bathroom exhaust fan that wasn't there prior.

In my research I have seen that some investors choose not to utilize cap rate when determining the value of a property that has less than 4 doors.

We have five doors on three properties in OK, all purchased as BRRRRs, starting in 2022.

So I told him lets let them mine the clay but leave us level ground and at the least we can gravel it and do out door storage :)
