My genius award was awarded because I suggested to someone that they move an arms dealer in the same duplex as their drug dealing tenant so that the community has a one-stop shop for drugs and guns.In any case, I do know what I'm talking about and I'm sorry that you disagree with me.I would like to rescind my comment that she not live in her FHA OO residence the first year in order to avoid the possible risk of prosecution for mortgage fraud.

I'd say half the units in my area under a 24 unit complex are for sale, pretty much like most small motels, mom and pop drive-ins, small dinners, older storage facilities and car lots leased to used car dealers who go  bust every 3 years.

But if down the road, you plan on flipping properties, and your doing it all through the same LLC, the IRS is now going to consider you a dealer, and if all properties and transactions went through the same LLC, then the dealer status applys to all your transactions regardless.

Yes, it is possible, to a degree but to do so you need to take into other considerations as to the local market, property condition, credit issues, qualifications of the borrower and ability to reduce the UPB, the term involved and issues of predatory dealing which is an issue in commercial lending as well as residential.Big misconception of money types and dealers is that if my deal is a "commercial" transaction, I'm free to do whatever as commercial is viewed as being between sophisticated parties.
