Its always good to have to "defend" a deal, because then I'm making sure its as good as I thought it was and works for my strategy, and I think it does.

I think i am in the green because the foreclosure documents from the court clearly stated the named defendants and their hiers, estate, successor are forever foreclosed upon.

If the tenant did not respond to the complaint and wasn't personally served then the judge grants only eviction and you have to go to small claims court ( unless amount is huge ) to get a judgment from the judge.If you took them to small claims court and they did not show up then a judge could grant a default judgment against the defendant.

And if it ever does, there will be no title insurer to defend or prosecute your case and you will be paying your own attorneys to handle the matter.

Instead of a response, I received an approval and a request for an $870 origination fee accompanied by an odd write-up defending the fee - stating that it would help them "trust me" and "know that I was a serious businessperson."
