You can build a small team perhaps to do and project that kind of competence-excellence.Three best practices in approaching seller financing:1) dealing directly with the owner; most Realtors will have a hard time relaying and selling the idea2) being prepared to make a larger down payment than you would on a conventional or commercial loan3) having an lawyer who's an investor on your team who can quickly craft language if there are clauses/provisions that might be relatively small considerations that just make that seller feel good
