I use it like a sweep account and pair it up with credit cards with promotion balance transfers.Here is what i did: I needed 50K down on a property i used 25K cash and 25K in the HELOC.

Paired this with some of my other properties cash flow reserves  I have saved.

The benefit is you have a second pair of eyes helping you make a choice on what house to get for a rental.  

You can always pair your 12,000 with hard money.

You need a pair of eyes you can trust to help you gain access, remove the pest, rehab, and get your rental generating income again. 

Hi @Diane Trotter,If this is indeed a pair of single family residences, you should be able to find someone that'll do a pair of 85% LTV Fannie Mae 30 year fixed mortgages with concurrent closes.

Hi @Charles Ma,What are the numbers if you sell it as a duplex, rather than as a pair of condos? 

Maybe pair a HELOC up with some other loan avenues like a 401k loan or a loan from a nice family member (offer interest on the money for their help).
