Utilities, taxes (property, local vacation, & income), landscaping, furnishing / decorations / amenities, pest control, & supplies (soap, TP, etc) are the big ones on my STR calculator that you didn't mention.I'd also recommend using the enemy method to determine expected income.

It is a 3 bed 1 bath located in Dallas, Wi. 2900 square feet, built in 1920, 1 car garage, and a beat down shed in back.The house definitely needs some love to up the value of home, but I have the knowledge to do 90% of the work myself for this flip.

Unless you're renting to people who cram dozens of people into every corner and share beds, etc....I would go high class and do (2) 10 x 12's, that's only 240 SF and leaves you 300 SF for living/kitchen....do a Jack n jill bathroom between the bedrooms...
