Seller is free to go procure those services independently but many people dont know how or why or where to start so they just dont.At any rate that is what I was looking for concrete examples of wholesale deals because I'm trying to understand the size and specifics of an overall market.It sounds like wholesaling is just part of the overall transactional market, the niche is that the property isn't general market ready for a multitude of reasons.I'm not encouraging it.

This is Texas though like you said, so I figure a lot more people have pools here due to the climate so I wouldn't say that's a concrete number all through the U.S.

We resided the house, replaced the HVAC system, renovated the entire kitchen and bathroom, refinished the hardwood floors, poured a new concrete porch in front, repainted the house inside and out and redid the landscaping.

And this thing with the $1000 property destruction...how many times have we seen landlords get on BP insisting that a tenant ruined, Just RUINED their property to the tune of thousands of dollars because they drew a smily face in new concrete or accidentally put a hole in some drywall moving out or maybe their dog scratched up a hardwood floor?
