My biggest client today is a seller I didn’t even represent during his sale of a 24-unit building—he had another agent.

I have not lived in the property two years and feel that any profit I may make on a sale would get chewed up by closing costs and capital gains. 

It was recently purchased in December 2024, which aligns with the timing she mentioned on the phone.However, despite all the communication being professional, I’ve had trouble finding additional information about their business online.I’m wondering if I’m being overly cautious, but I want to make sure everything is legitimate and avoid any potential scams.

How is a text or call to a homeowner who is advertising their property for sale considered an unsolicited contact?

Hey, I was wondering if anyone has had success in the downtown/midtown Sacramento for STR.

My business is listed or sale so I am thinking if it does sell that the business would then just stop paying rent and I would still own the property.

I personally have no connections with anyone who is involved in this niche and I'm wondering how other people have started their journey.
