If you are waiting on a repairman for those as well general repairs its going to hurt your profit and your appearance. 

As you can see by the attached photo I am tracking current cash flow as well as what my cash flow would be if my properties were fully paid off. 

Based on the numbers you provided, these are well above the debt service coverage ratio of 1.25 hence from a lenders perspective, this is loanable.

Most PMs, especially the well established ones, will not always flex for specific clients like this but it could be an option.hope this helps.
