It treats me well although I am considering selling out.

I've read some about buying the properties within both types using mortgages and how the income is treated differently due to some profits coming from your money and some coming from the banks. 

Don't get emotionally involved with your own primary - FIRST, treat it as an investment!

Some may be higher and some lower, but I have found that generally speaking the formulas above have treated me well.  

Hold true to integrity and treat people right and you will have a great business.  

Treat your contractor as a member of your team.

@Evan Ventura,People here on BP have also successfully used the cheap IKEA countertops (around $75-99 for a piece). at that price they where treated as expendables (one per tenant), and some even reported getting the install time with demo at 2-4 hours.for the other, you need to "waterproof" the common points of water entry:-caulk between the wall and countertop-use varnish on points contacting sink-use good glue near the oven/range since the usual pressure-activated glue does not fare well with heat

However, if he acquires the property through a single member LLC that is also considered to be a disregarded entity with him as the sole member it would qualify because it is treated as if he personally bought the property. 

If he moves out and leaves damage to the property, a fresh coat of paint won't help you too much.Personally, I'd treat "Joe the Painter" completely independently from "Joe the Tenant".
