What is the advantage of investing in a boarder town?

If anyone in Denver is interested, the city is revising their zoning policies on ADUs - you can see a summary of the changes here or you can read the full changes proposed hereThey are taking public comments and questions through Thursday and hosting a virtual town hall tomorrow evening before a recommendation is made to accept or deny the proposed changes to the zoning laws.

I was already on track to retire at 49 (2022) and decided to buy a vacation rental in my town in 2020 for something to do, extra income and appreciation but also as overflow for friends and family to visit.  

., Given the current environment here in FL I'd be more worried about the escalation of insurance in MF town homes and condos. 

A $40,000 home may have better cash flow on paper, but it’s likely a dump in a poor area of town.

So now when they travel to Paducah KY for their kids traveling sports tournament, they are searching out Airbnb's instead of the Hampton Inn, in a town no one thinks of as an Airbnb hotspot.For work travel I'll stay in a hotel, but for ANY and ALL family travel, there's no way I'm giving up having a separate room for each of my kids.My mountain market revenue is flat-ish to up, but that's because I took over management from a PM and was able to do a much better job, so it's hard to get a pulse on my local market.

Hey guys, I needed some advice on new construction here in NJ.Me & my wife want to purchase a second home as our primary home but prices on houses are super over priced and just not worth it especially with inventory being so low & the market just all twisted.My thought was to maybe pick the town I want to live in and potentially see if I can get vacant land to build on obviously.I wonder if maybe it will cheaper to do this strategy instead of getting a loan for 600-700K home that still needs work and I’m not happy about it..thoughts?
