Most things that go wrong with them are actually simple things that can be swapped out.

I have $8k in the budget for the new panels and a rewire of two kitchens, plus having him swap out outlets, switches and light fixtures.

I actually like the idea of swapping out the fixture.

Not to suggest the blind leading the blind, but you'll all be at different stages in your research and investment journey so it might be nice to connect with some other folks in your same situation so you can swap experiences and research.As for real advice, I obviously am biased, generally, toward the turnkey model.

So do I, this is the house we live in 7 months of the year https://www.airbnb.com/rooms/20171285  It was built to be a winery, is 8000 SF when we are finished and  its on 15 acres, with vineyards on 3 sides,  the "basement" is not yet finished, has 12 foot ceilings and was going to be the production room and is going to be my office, it is 2200 sf...the basement...with those same views....the other 5 months we live at the coast in a cottage 3 blocks from the beach....and we MAKE money each year...we rent the home out during high season, have a 2nd set of basically everything (furniture, linens, dishes etc) we store in the garage..hire movers to swap everything out. 

The kitchen island glass is terrible I’d swap out the doors $499K could be a good sweet spot to relist Jan 2.   

I plan on renovating to the extent of swapping carpets out with hardwood vinyl tile throughout, painting the cabinetry and installing hardware, installing a new solid countertop, and repainting the house's trim and walls. 

If you're in SD we should at least meet up and swap stories.
