The assets of the revocable trust can also be subject to "elective share" claims upon death - which is a default percentage that a surviving spouse is entitled to receive from the deceased spouse's estate.Upon death, the trust become irrevocable and cannot be changed.

I'd figure out what all the mortgage and expenses were on such a property, and assume a max vacancy rate I'd want to be able to survive, and back out the carrying costs in that worse case scenario.

A maintenance person that is not getting enough income from one property to survive will have divided interest among other jobs and performance and timeliness of repairs will tend to be inconsistent.I have been through this as an owner myself.

From what I gathered on the forum it seems to be a standard approach when renting to students.I think the only way to make this a good deal is to turn the basement to another unit with it's own bathroom and kitchen and rent it for another $1K then it will survive the 50% rule.Thanks again!
