I want to get into REI and I see a lot of posts that say, "Oh yeah, getting into wholesaling is a great way to learn REI" So if I'm wanting to start getting into REI now, I can see where it would be beneficial to me to star evaluating property and pounding the pavement, but once I find a good deal, why wouldn't I just do the deal myself if it's such a good deal?

Not onboard at all.Your available pool of tenants are goin to come from Cantina Bar Scene from Star Wars. 

The lease say she can move out by giving me 30 days notice but I can keep me 1 and half month deposit .And now she is ask me if I am kind enough to return her deposit if I can find next tenant before she moves out.Is just a lot effort for me to find another tenant and I can't believe she is asking me for deposit back.Should I just star looking for next tenant ?

How anyone would buy with out looking  or at least having their own inspections their own apprasials first and fall for that line of sale tactics  its really on the buyer.. and you have to hand it to Morris he came on the scene with star power ( like TV guru who sell education) so he had a huge leg up.. and then you have many of these folks are first time investors who got caught up in his hype and jumped on.. there are also many like the post above who called BS and came to that conclusion on their own..

Find a rock star broker in your area that you can shadow and start processing their deals for them. 

They aren't just cleaners, but stagers responsible for setting the stage for a 5-star experience from the moment the guest shows up outside the property.
