Keep in mind you won't get nearly the efficiencies of scale with the portfolio as you would with a singe property at the same price.

Also, you can bash wholesalers all you want but I am sure if you had one that was feeding you amazing deals you would be singing a different tune.

I have one investment property that I own outright,  and enough cash to buy another property outright when the real estate market tanks, my feeling is , a lot of the people singing the song of leveraging debt are going to be in bad shape. 

Governments could do a better job.And I notice you've run right away from my example of Central Park in New York City.So sing and dance all you want, but the fact that governments waste money has nothing to do with the governments' right to look after health, safety, and welfare.
