Or anyone who could shed some light!?

I'm eager to shed this newbie status!

I ran into this situation once in an old shed.

Property coverage - most likely going to be replacement cost coverage Separate structure coverage - typically built into the policy for detached garages, sheds, barnsPersonal Property - typically a low amount $1,000-$5,000Premises liability - I always recommend maxing this coverage out on your policyLandlord Personal Injury Liability- This coverage will be equal to you premise liabilityLoss of Rents - carriers offer 12 months, 24 months or a specified amount typically 10% of your property coverage (very helpful if you ever have a claim that result in the inability to continue renting out the property for some time)This is the primary coverage that you will want to make sure that you have. 

The second appraisal required a list of items to be done, add hand rails to front and back steps (a common request), some other minor stuff but the kicker was he required me to remove some rotten wood from the shed in the back and paint the entire thing.  

The rehabbing we're doing right now has quite a few things that are in great shape  and we'd like to save for future use like toilets, heavy wood front doors, some appliances, shed full of tiles, etc.

I would never entertain sharing garage space, that is a pain, have it bee all or none.Do you have the space or desire to add storage sheds to increase rent if they are using it to store crap rather than vehicles?

I've had many sleepless nights and shed many tears over the ordeal.

I wouldn't have shed a tear about paying either of these people 15% more.  

I'm about to hire a lawyer to look further into this for me, but thought I'd pick your brain first if you could shed some light on your situation.Thanks!!
